As Asset Manager , you will own portfolio performance for a set of communities held in institutional joint ventures: building budgets, underwriting decisions, challenging operations, and representing the portfolio to sophisticated capital partners. You will work directly with the Director of Asset Management and senior leadership, and your work will be visible to institutional partners on a regular basis. What you'll do: Own budgeting, reforecasting, and business plan execution for an assigned portfolio of manufactured housing communities Monitor and drive asset-level performance: rental rate strategy, occupancy, home sales and inventory, expense management, capex planning, and NOI growth against underwriting Prepare and present investor reporting, budget packages, and performance reviews for institutional joint venture partners Partner with operations, revenue, and field teams to catch underperformance early and drive corrective action plans to completion Underwrite and evaluate capital projects, home purchase programs, and community-level investments; track returns against plan Support valuations, lender reporting, and compliance with joint venture agreement requirements, including budget approvals and fee provisions Build and maintain the financial models and analyses that leadership and capital partners rely on for decisions Conduct site visits and market reviews to ground your analysis in on-the-ground reality What we're looking for: 3-7 years in asset management, acquisitions, portfolio management, FP&A, or investment analysis within real estate; manufactured housing, multifamily, or other residential experience preferred Advanced Excel and financial modeling skills; able to build, audit, and defend a model from the ground up Strong command of real estate finance fundamentals: NOI drivers, return metrics, waterfall and fee structures, budget-to-actual analysis Experience working with or reporting to institutional capital partners is a strong plus Exceptional attention to detail and intellectual honesty; you catch the formula error and flag the bad assumption A bias toward ownership: you run issues to ground without being asked and communicate proactively Comfortable pushing back constructively across functions and levels in service of asset performance Bachelor's degree in finance, real estate, accounting, economics, or a related field What sets you apart: Manufactured housing community experience Exposure to joint venture structures, LP agreements, or fund reporting Experience with FP&A platforms (Datarails or similar) and BI tools A track record of turning around performance at underperforming assets
