Who the Client Is: a company that supports international retail expansion and property development projects across Southeast Asia. The team works with retail businesses on store network planning, financial modelling, property negotiations, and store development. The group is also involved in property acquisition, development, and renovation projects.
Role Overview
The client is looking for an Analyst, Retail Expansion & Property to support its retail consulting and property development work across Southeast Asia. You will work closely with the Head of Analysis, the engagement lead, and the store development lead to build financial models, analyse retail performance, research potential store locations, and track property deals and development projects.
A key part of the role will involve helping maintain a property platform that brings together store network plans, financial models, deal trackers, and project schedules. When retail consulting work is quieter, you will also support property acquisition, development, and renovation projects. This role suits an analytical and organised professional who is confident working with Excel, comfortable handling large datasets, and able to manage multiple workstreams independently.
Key Responsibilities
Build and maintain financial models for retail store networks, including sales forecasts, market profit and loss (P&L), capital expenditure (CAPEX), and return on investment (ROI). Gather, clean, reconcile, and validate sales, cost, labour, freight, property, and other client data.
Analyse store performance and financial assumptions to support decisions about store locations and expansion plans. Maintain financial models, deal trackers, store audit templates, work schedules, and other inputs for the company's property platform. Upload and validate data, test model calculations and reports, identify issues, and coordinate fixes with the platform developer.
Update forecasts with actual store performance once locations begin trading. Research shopping centres, landlords, rental terms, vacancies, potential franchise partners, and competing brands across Southeast Asia. Compare landlord offers and lease terms, including rent, service charges, incentives, fit-out periods, and other commercial conditions.
Prepare meeting briefs, reports, presentations, meeting minutes, and action trackers for client and internal meetings. Support store development by collating drawings, specifications, contractor quotes, fit-out costs, and construction schedules. Track project milestones, budgets, procurement timelines, and long-lead items to help identify potential delays.
Support property acquisition, development, and renovation feasibility models, budgets, cash flow forecasts, and project reporting when retail consulting work is quieter. Maintain consistent templates, documentation, and trackers across projects. Communicate clearly with stakeholders, follow up on outstanding inputs, and flag risks or delays early.
3–6 years of experience in financial analysis, financial planning and analysis (FP&A), property analysis, retail analytics, or a Big 4 or consulting analyst role. Advanced Excel skills, including financial modelling, scenario and sensitivity analysis, formula auditing, and error checking.
Experience building, maintaining, and reviewing financial models, with the ability to explain assumptions and calculations clearly. Strong data analysis skills, including cleaning, reconciling, and combining information from multiple sources. Understanding of retail or property economics, including sales per square metre, gross profit, rent, occupancy costs, lease terms, and fit-out costs.
Strong written and spoken English, with the ability to prepare clear, concise, client-ready reports. Excellent organisational and problem-solving skills, with the ability to manage multiple projects and deadlines. Ability to work independently, follow up on missing information, and communicate issues proactively.
Comfortable collaborating remotely with stakeholders across different time zones. Highly Desirable: Experience with multi-site retailers, franchise businesses, shopping centre operators, property companies, or retail consulting. Familiarity with Southeast Asian markets, particularly the Philippines, Malaysia, Indonesia, or Singapore.
Experience with project scheduling, Gantt charts, procurement tracking, or store development programmes. Working knowledge of Power BI, Power Query, or SQL. Experience supporting SaaS platform implementation, data migration, or system testing. Experience with store fit-outs, construction costs, property development feasibility, or an accounting qualification would also be advantageous.
